Primrose House St. Ives in St. Ives, Cornwall — Boutique Hotel

St. Ives, Cornwall

Where St. Ives Meets the Sea

Golden sands, Celtic horizons, and nine rooms worth coming back for.

Tucked along the sun-warmed shores of one of Cornwall's most beloved coastal towns, Primrose House offers something increasingly rare: genuine boutique character without the eye-watering price tag. Its nine individually styled bedrooms strike a confident balance between seaside charm and contemporary elegance, making it an ideal retreat for those who want to feel the spirit of St. Ives seep into every moment of their stay. The stylish bar — intimate, unhurried, and perfectly placed for a sundowner — sets the tone from the moment you arrive.

The real jewel, of course, is the direct access to Porthminster Beach, that sweeping arc of golden sand that artists and dreamers have been chasing for generations. Step out from the property and within moments your feet are in the sand, the Celtic Sea shimmering before you in shades that shift from slate to sapphire depending on the mood of the Cornish sky. For couples seeking a romantic escape or beach lovers craving easy, unmediated access to the water's edge, few properties in the South West can rival this level of convenience paired with character.

With free parking — a genuine luxury in St. Ives — and the town's celebrated galleries, independent eateries, and cobbled harbour lanes all within easy reach, Primrose House positions itself as a deeply practical yet quietly indulgent base. It won't dazzle with extravagance, but it will linger in the memory long after the last grains of Porthminster sand have been shaken from your shoes.

What They Say

This place is worth the money location is perfect literally 5 min walk from the train station due follow the instruction on their website in the FAQ, Google will sent you the wrong way. I arrived earlier and one of the owners was there I could leave my bags there without a problem while exploring the area. The cream tea recommendation was perfect the place was clean the breakfast is made to order and delicious. When I arrived later on for the check-in my bags where already in the room. Next day after checkout I could leave my luggage there while exploring the town a bit more before catching the train back to London. I highly recommend this place for staying everyone working there is friendly and makes you immediately feel at home.

We had a great stay at Primrose House. The location is second to none, right on the beach and less than 10 min walk into central St Ives. The staff were attentive and friendly, breakfast is delicious with lots of options, and the baked goods in the afternoon were a lovely treat! I’m missing the coffee already! The room was spacious, bright, and beautifully decorated. I would definitely recommend others to stay there.

This was our second stay at Primrose House St Ives, and once again, it was absolutely perfect. Natasha and Mihaka are exceptional hosts — warm, welcoming, and truly dedicated to creating a special experience for their guests. The house was spotlessly clean, with every detail thoughtfully considered. The atmosphere is so calm and relaxing, making it the perfect place to unwind. Breakfast each morning was absolutely amazing — fresh, delicious, and beautifully prepared. You can really taste the care and quality in every bite. The service was superb from start to finish, and the location simply can't be beaten — there's a gorgeous sandy beach right on the doorstep, which makes everything even more magical. After two wonderful stays, we can confidently say this is one of our favourite places to escape to. We’ll definitely be back again soon — highly, highly recommended! Emily & Steve

Just returned from a long weekend at Primrose House. Absolutely loved it. The room was spacious with a fab view over the beach and a little balcony. Room was warm despite the cold. Bathroom was big with a fantastic shower over the bath and Plenty of hot water. You help yourself to tea, coffee and milk from the shelf on the way up the stairs. Kettle and cups in the room. Staff were great. Really friendly and helpful yet relaxed. Breakfast was home cooked with tasty produce, enough choice too. The hotel is right on the coastal path heading east out of town which is a beautiful walk. Also 10 minutes walk into the centre of St Ives and 1 minute from the train line to St Erth. What's not to like?!! We will be back!
